The home and mold inspectors at Guaranteed Home and Mold Inspections hold national mold and environmental certifications from the American Council for Accredited Certification (ACAC). Our inspection certifications include: American Society of Home Inspectors (ASHI), California Association of Real Estate Inspectors (CREIA), International Association of Certified Home Inspectors (Inter-NACHI) as well as the National Radon Safety Board. Steve Zivolich currently serves on the American Council for Accredited Certification Board, as well as a State Director for CREIA. In addition, he also provides expert witness consultation regarding mold indoor air quality issues. Steve reviews and approves all inspections and reports produced by all inspectors.

Our firm has conducted over 7,000 Home and Mold inspections in Orange County, California. Most of our client referrals come from realtors, physicians, past clients or other inspectors aware of our specialized mold expertise. Our home inspection business has always been appreciated by local realtors due to our affiliation with OCAR. However, we choose to limit our work volume to help provide the highest level of attention and quality to our clients.
Our inspection emphasis is to determine property defects (including mold hazards) that may impact the health and safety of you or your family. We approach each and every home that we inspect as if we were planning to move by own family into the property. We truly enjoy the detective and diagnostic aspects of the inspection process.
Sometimes this inspection progression is so directed at the observations at hand that we may neglect the usual social amenities at times. If so, this is an unintended oversight on our part and something we want to modify. Therefore, please know that we want you to be involved as much as you wish in the inspection process. Feel invited to participate in our inspection routine, ask questions, or point out specific property defects of concern.
We believe that the only “bad” question is one that is not asked. We want you to leave the inspection feeling fully involved, comfortable and satisfied with the inspection and products. If you need extra time to ask more questions or need more information, please ask us and we will do our best. We will also conduct a complete review of our findings at the conclusion of the inspection.
