About Your Inspector, Steve Zivolich
I realize that picking a property inspector/mold investigator, especially one who is not a “family friend” can be anxiety provoking. Of course, you want to have confidence in your inspector so that you can trust his/her judgment and skill. I thought it would be helpful to introduce myself with this letter, before I start the inspection. Perhaps this will allow you to get to know me a little bit before your inspection consultation.
I was born and raised in San Diego. I attended the University of San Diego and California State University, Los Angeles for my college degrees. I currently live in Irvine with my wife, teenage daughter, dog and two turtles. My wife is a University professor in the area of special education. I also, serve as a board of director volunteer at a non-profit which I founded in 1988, that helps persons with disabilities to find employment in their community. My inspection company and myself have received several recognition awards for our efforts in both employing and finding work for persons with disabilities.
I received my initial property inspection training at Inspection Training Associates, in Oceanside, California in 1998. I completed advanced environmental investigation certifications from the American IAQ Council, in Phoenix, Arizona, in 2002. Along the way I have received ongoing training and certifications including: American Society of Home Inspectors (ASHI), California Association of Real Estate Inspectors (CREIA), and the National Radon Safety Board. I currently serve on the American IAQ Council Certification Board and provide expert witness consultation regarding indoor air quality.
I have conducted over 5,000 property and environmental investigations in California. Most of my client referrals come from past clients or other inspectors aware of my areas of expertise. My inspection business has always been very busy. However, I choose to limit my work volume to help me provide the highest level of attention and quality for my clients. My main inspection emphasis is to determine property defects that may impact the health and safety of you or your family. I approach each and every home that I inspect, as if I were planning to move by own family into the property.
I truly enjoyed the detective and diagnostic aspects of the inspection process. Sometimes this inspection progression is so directed at the observations at hand, that I may neglect the usual social amenities at times.
If so, this is an unintended oversight on my part and something I want to modify. Therefore, please know that I want you to be involved as much as you wish in the inspection process. Please feel invited to participate in my inspection routine, ask questions, or point out specific property defects of concern.
I believe that the only “bad” question, is one that is not asked. I want you to leave the inspection feeling fully involved, comfortable and satisfied with the inspection and products. If you need extra time to ask more questions or need more information, please ask me and I will do my best. I will also conduct a complete review of my findings at the conclusion of my inspection.
